What do I need to instruct Collector (UK) Bailiffs to collect Commercial Rent Arrears?
- Your tenant must have a current lease.
- Your tenant must be over 7 days late with rent payment or as stated in the lease.

Collector (UK) have over 50 year's collective experience in Commercial Rent Arrears Recovery and have amassed an in-depth understanding of the Taking Control of Gooda act we get favourable results on all occasions. The Enforcement Agent (Certificated Bailiff) will attend the premises and will have to Take Control of Goods to cover Rent Arrears and Enforcement fee's. Should there be a need to remove goods Auctioneer's fees will be added. If the tenant is unable to pay at the time, Most Enforcement Agents at their discretion will Take Control of Goods and come to an agreement with the tenant to pay . Failure to pay within the agreement will lead to the removal of goods for sale by public auction. The tenant will be given 7 days prior notice of auction date.
This procedure called Taking Control of Goods (Formerly a walking possession) will allow the tenant time to pay. The Taking Control of Goods must be signed by the tenant to allow this further period of time. If the tenant fails to sign, the Enforcement Agent may remove goods immediately. To operate in the industry, All Enforcement Agents collecting commercial rent arrears must hold a General Bailiffs Certificate issued by the County Court.
